Senior Financial Analyst:
The Senior Financial Analyst plays a critical role in supporting the financial operations and strategic decision-making of the company’s affordable housing portfolio. This position is responsible for performing complex financial modeling, analyzing deal structures, preparing funding applications, and supporting capital markets activities for new construction and preservation projects financed with Low-Income Housing Tax Credits (LIHTC), bonds, and other public-private sources.

3–5 years of direct experience in affordable housing finance, strong technical and analytical skills, and a passion for housing equity and community development. The Senior Financial Analyst will work cross-functionally with the Development, Finance, Acquisitions, and Construction Management teams.

Financial Modeling & Underwriting:

  • Develop, maintain, and update complex Excel-based financial models for LIHTC, bond, RAD, and mixed-income projects.
  • Evaluate pro forma assumptions including construction costs, operating expenses, rent limits, tax abatements, and developer fees.
  • Perform sensitivity analyses, Yield calculations, and capital stack evaluations to support investment decisions.
  • Monitor industry trends and legislative developments and provide strategic recommendations to optimize pro forma assumptions.
Capital Markets & Funding Applications:

  • Assist with structuring financing packages, including equity, tax credits, soft/public funds (HOME, CDBG, SHIP, SAIL, FHFC), and conventional loans.
  • Prepare and submit applications for 4% and 9% LIHTC, bonds, PHCD surtax loans, and other federal/state/local financing.
  • Support investor and lender due diligence processes by compiling and analyzing required financial and operational data.

    Conduct research and data mining on competitor funding applications to inform application strategy and identify optimized approaches to leverage available funds.

Project Budgeting & Forecasting:

  • Collaborate with Development and Construction teams to establish and update project budgets and sources/uses.
  • Track project cost performance and cash flow projections; highlight risks and variances.
  • Support the reconciliation of development cost reports and liaise with accounting onproject-level financials.
Transaction Support:

  • Support closings by preparing and reviewing financial exhibits, sources and uses, and legal documentation.
  • Coordinate with outside counsel, title companies, consultants, and government agencies during closings.
  • Ensure financial compliance with regulatory requirements, including FHFC and IRS Section 42 standards.
Portfolio & Asset Support:

  • Support periodic portfolio-level financial reporting, including dashboards, pipeline summaries, and investor updates.
  • Track and analyze project benchmarks from development through stabilization.
  • Assist in evaluating refinance or disposition opportunities for stabilized assets.
  • Support the preparation of presentation materials, funding applications, and public documents.

Qualifications & Skills:

  • Bachelor’s degree in Finance, Real Estate, Economics, Public Administration, or related field required.
  • Master’s degree in Finance, MRED, MSRED, or MBA strongly preferred.
  • 3–5 years of experience in affordable housing finance, real estate development, LIHTC syndication, or housing consulting.
  • Advanced proficiency in Microsoft Excel, including financial modeling, macros, and pivot tables.
  • Familiarity with LIHTC underwriting standards, IRS Section 42, and Florida Housing Finance Corporation (FHFC) rules.
  • Understanding of affordable housing funding sources such as HOME, SHIP, CDBG, SAIL, and Miami-Dade PHCD surtax.
  • Knowledge of Miami-Dade zoning, permitting, or entitlements is a plus.
  • Excellent written and verbal communication skills; strong attention to detail.
Preferred Skills & Attributes:

  • Experience with financial software such as Northspyre, Procore, ARGUS, or Quickbase.
  • Ability to manage multiple priorities and deadlines in a fast-paced environment.
  • Strong interpersonal skills with the ability to collaborate across departments.
  • Bilingual (English/Spanish or English/Creole) is a plus, especially in South Florida markets.

Work Environment & Conditions:

  • This is a hybrid role with a combination of office-based work and field visits to project sites.
  • Must be able to travel within South Florida and occasionally throughout the state for public hearings, closings, or conferences.
  • Valid driver’s license required.
